GROVES — The Indian Springs Subdivision is in the final plat process of Phase II.

The large acreage along Monroe Boulevard will host about 100-150 lots. The gated community will feature a large central park area with a walking area around all of the lots.

The subdivision is in the second phase of a three-part plan.

Groves City Manager D.E. Sosa said the plats, including water lines and streets lines, are laid in sets of 40. Once finished, construction begins.

“Phase I is already under construction,” Sosa said. “The second phase is now under construction. The city council has to approve the lines and show that they passed all the tests before construction can begin.”

Groves City Council approved Phase II final plat of the Indian Springs this week during a virtual meeting.

According to Sosa, there are roughly 25 homes already completed with Phase II establishments set to begin next week. A projected timeline shows the completion of Phase III by the end of the year.

“The timeline depends on the weather and sales,” Sosa said. “A lot of it has to do with the season and the economy. Usually, small subdivisions are only done in one phase, but because it’s such a big subdivision it takes more phases and more time.”

In other Groves business, the city council also approved Durotech as Construction Manager at Risk for construction of the new fire station.

Sosa said the fire department selected Durotech because of experience, safety standards and scoring.

“Durotech is going to be in charge of hiring the contractors,” he said. “They will handle construction, taking and selecting the plumbers, electricians and all the crafts to complete the fire station.”

The roughly $8.5 million station will begin accepting bids this summer. The city is looking at selling the bonds by August to receive the funds to begin construction.
